Please specify the required light activation at the top and bottom of the stairs, per R303.6.1. 2. Please note the window next to the entry door shall be safety glazed. R308.4 3. Please specify that all the penetrations through the garage to house separation wall shall be protected by filling the opening around the penetrating item with approved material to resist the free passage of flame and products of combustion. R309.1.2 4. Please note the garage slab shall slope to the main door. R309.3 5. Usable space under stairways shall have the walls and soffits on the enclosed side protected with a minimum of I/2 -Gypsum. Please add this to the drawings. R311.2.2 6. Please add the information for the handrails for the stairs. All that is noted is per code and detail B4 does not have this information. R311.5.6 7. Maximum step at the exterior doors shall be 1.5" to exterior slab. Please note this on the drawings. R311.4.3 Sheet 3 upper Floor Plan 8. Architect of Record (AOR), please add guardrail details on the drawings to show compliance with the code. All that is noted is open rail. R312 STRUCTURAL COMMENTS General 9. Please note on the drawing that the bottom chord for the truss shall be design for a live load of 20 psf. IBC table 1607.1 R301.5 Sheet 2 Lower Floor Plan 10. The minimum depth beam for portal frame shall not be less then 11.25" depth. This is stated on the portal frame detail on sheet S but this sheet state a smaller depth. Please modify accordingly. IBC figure 2308.9.3.2 11. Please specify the required 4x 10 connections at the walls. It is not clear what will be used to prevent lateral translations. Please provide guard details for the area that has the open rail specified. Sheet 8 General Notes 13. Please specify the required post -to -beam connections for beams. All that is noted for detail A4 is 514X4 cleats. The connections should be specified. 14. Detail A4: The A23 only has nails to be used. Please specify the required concrete nails that will be used or modify to a different clip for concrete connections. (I called Simpson, the A24 are made with Zmax, and this is a bolted connection). Energy Comments Prescriptive method Used No comment at this time VENTILATION AND INDOOR AIR QUALITY CONTROL COMMENTS Sheet 3: 15. The whole house fan of 50cfin does not meet the minimum requirements of the state ventilation code. Please modify accordingly. WSV&IAQC table 3-2 Additional corrections may be required following receipt of corrections and additional information as requested. Your plans are being reviewed concurrently with the Building Department, Fire Department, Zoning Department and Public Works Engineering. Changes, clarifications or additional corrections may be required subsequent to the Building Department plan review when comments are received from the other concerned departments.
