During review of the plans for the above noted project, it was found that the following information, clarifications or changes are needed. Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to a Permit Coordinator. Sheet A2.2 1. Please indicate the construction details for braced wall panels within the exterior walls. Where exterior wall panels are less than 4 feet in width, such as at the west wall, show details for alternate braced wall panels. Include dimensions for width of panels, and show holddowns where required. R602.10 2. Clarify which windows in bedrooms 101 and 106 will provide egress. The window schedule does not seem to agree with the layout on the plan. Sheet A4.1 3. Show ground cover as 6 mil black visqueen on detail. WSEC 502.1.6 4. In the typical wall construction note, include a vapor barrier on the warm side of the wall with a minimum 1 cup dry perm rating. WSEC 502.1.6 5. Please change the window schedule and all notes to reflect the current vertical glazing U value of 0.35. WSEC Table 6-1 as amended in 2007. Sheet S3 6. Please label Foundation Plan and Roof Framing Plan. 7. Please show foundation vents occurring within 3 feet of all (new) building corners. R408.2 8. Please show how end of 4 by 12 floor beam is supported at new 2 by 12 ledger under Office. If this beam is supported by the new ledger, provide a gravity analysis for this design. 9. Please show analysis for 2 by 12 floor ledger attachment. It appears the ½” lag bolts at 12 inches on center are inadequate by more than a factor of 2. 10. Please show references on the plan where the details on sheet S4 occur. 11. Please change spacing of roof trusses from 48” on center to 24” on center. I assume that is the intent of the design. 12. Please show details or descriptions of all connections of roof beams and posts. Page 2 of 2
