20080801104725.pdfJuly 14, 2008 To: Edmonds Building Department Re: Mariner Condominiums, 555 Alder St., Edmonds, WA, 98020 Unit B-9 Life Safety Review To whom it concerns, As directed by the City of Edmonds, we have performed a basic life -safety review of unit B-9 of the Mariner Condominiums. The review and comments below are based on applicable provisions of the 2006 IBC. The following items were noted as not being in conformance with current Code: 1. There is no approved means of egress from the unit. Unit exit discharges through the parking garage. 2. Bedroom windows do not meet emergency exiting requirements. 3. There are no smoke detectors in the unit. 4. The building is not equipped with fire sprinklers. Proposed corrections to be included in the repairs currently being reviewed by the City: 1. New primary means of egress. Replace sliding door at Living Room with a double French type swing door exiting directly to the courtyard. 2. Revise window configuration at Bedroom to meet minimum egress requirements. 3. Add battery powered smoke detectors at main living area, laundry room and sleeping rooms. 4. Sprinklering of existing building not required per Code. No change proposed. Please see revised plans sheets A 2.1 and A 3.3 which include these changes.
