Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to Marie Harrison, Permit Coordinator. Thank you. GENERAL & NONSTRUCTURAL COMMENTS FOR BOTH BUILDINGS 1.Previous item #1 Fire separation distance: a.Thank you for showing the imaginary property line between the buildings. However, this would indicate that the roof overhangs nearest this property line will project closer than 3 feet to the property line, requiring that they be 1 hour rated. Please show this on the plans. Also, please be aware that in no case shall projections be closer than 2 feet to the property line. R302. 2.Previous item #11 The energy/ventilation worksheets submitted were incomplete. Please complete and return with the resubmittal. 3.Previous item #12 Thank you for providing the letter from the Geotechnical Engineer of record that he has reviewed the plans. Please incorporate the additional recommendations (discrepancies) of this letter into the drawings. 4.Previous item #13 Special inspections are required as follows: a.By the Geotechnical Engineer of Record i.Excavation, grading and site preparation, including temporary cut slopes ii.Soil bearing verification iii.Placement of fill and compaction iv.Foundation drainage v.General site monitoring during wet weather construction (per geotech report) vi.Final special inspection letter Please indicate this list on the drawings. 5.Previous item #14 Complete the Special Inspection and Testing Agreements; have the owner, general contractor and special inspector sign the forms and return for Building Official approval prior to permit issuance. 6.Previous item #15 General contractor must provide signed Contractor Responsibility Statement per IBC 1706 prior to permit issuance. NONSTRUCTURAL COMMENTS FOR THE TRIPLEX: 1.Previous item #1 Coversheet (Sheet CVR): (This revised sheet was not provided. Please verify the following items and include this sheet with your resubmittal.) a.Change dwelling occupancy to R3 (since designed under the IRC). b.Change Type of Construction to VB. c.Provide total floor area for the building. 2.Previous item #3 Please clarify how the under floor area at Unit B will meet the minimum under-floor ventilation required. As shown, there are foundation vents on only one wall. Section R408.2 requires vents to be on at least all but one of the walls, and within 3 feet of each corner. If you are unable to achieve this, then you will need to show on the plans how the space will be mechanically ventilated per Section R408.3. 3.Previous item #5 (partial) Provide listed and tested fire rated assemblies for walls and roof- ceiling (such as from IBC Chapter 7 Tables, Gypsum Association Fire Resistive Design Manual, UL Directory, etc.). Please indicate the assembly listing and the fastener method on the drawings.
