I look forward to working with you on this project. 1 Please provide a written response to the items mentioned below… 1.Site Plan: Thank you for submitting a revised site plan showing the proposed Lot Line Adjustment. Our copy was sent via fax and is no longer to scale Î please submit a site plan that is to scale (1Ñ = 20Ó). Site plan is still not to scale – please revise and confirm the following changes noted in this round of plan review comments. 2.Grading/SEPA: The Environmental Checklist stated 900 cubic yards of cut and 100 cubic yards of fill. The DNS was issued for up to 1100 cubic yards of cut and 1000 cubic yards of fill (09/11/2007). Civil sheet # C2.1 shows 1703 cubic yards of cut and 21 cubic yards of fill. The proposal cannot proceed until this issue is resolved through a ÐSEPA Addendum.Ñ Please submit a statement detailing why the quantities need to be dramatically adjusted so I can begin working on the addendum for you. No response received – please respond. 3.Lot Line Adjustment: It is my understanding that you have submitted another Lot Line Adjustment (LLA) application, which is being processed by Associate Planner Kernen Lien (file PLN20080054). 1 Please redline your plans to reflect any changes – or, if you are submitting new plans, please submit three site plans (one must be reduced size) and two sets of the changed pages of the plans. Please make all submittals to the Development Services Permit Coordinator (Marie Harrison) All code citations can be found on the City of Edmonds website: www.ci.edmonds.wa.us. Page 1 of 2 Please make sure this building permit (site plan) is coordinated with the recording of the LLA and that site plans show accurate property lines for review. No response received. A condition of approval was that the LLA needed to be recorded at the County and then three (3) copies of the large maps returned to the Planning Division to consider it finished. What is the status of the LLA?I didn’t see anything new online when I searched the County’s database. 4.Signage: Are you proposing any multi-family monument signage for this development? Please refer to ECDC 20.60 (sign code) and contact me if you have any questions. New (monument) signage, if proposed, should be shown on the site plan but would be reviewed under a separate building permit. No response received. 5.Patios/Landings : Please show all rear-yard patios/landings on the site plan. With a 10Ó east setback, up to 3.33Ó of an uncovered and unenclosed patio may project into the required setback (up to 6.67Ó from the east property line). No response received, but Civil plans indicate patios/landings are about 7’ from east property line. Please confirm by indicating the patios/landings on the site plan. 6.Eaves/Overhang: Please indicate the eaves and second-story overhang on the site plan (up to 30Ñ of eaves may project into the required setback, pursuant to ECDC 16.30.040.C). No response received. The second-story cantilever portion must meet setbacks, and up to 30” of eaves may project into the required setback. Please show this information on the site plan so that we can confirm that the project meets code. 7.Parking: Five two-bedroom dwelling units require 9 parking spaces on site (none to be located within the 15Ó street setback). Please indicate (stripe) where these parking spaces will be provided on the site plan. No response received. Please make sure that the site plan matches the new LLA map that is to be (or has already been?) recorded. 8.Landscaping Bid: Please submit a cost estimate for the installation of the proposed new landscaping (labor + materials). This will figure into the landscaping bond and inspection figures. No response received.
