Dear Mr. Ritchey,
It has come to our attention that the submitted site plan for your garage project, Permit
BI D20060898, is not consistent with actual field conditions. The site plan shows the asphalt
driveway cormectim-1 to, the concrete driveway which leads straight up to the entrance of the new
garage. A site visit confirn-ted (licit approximately 425sf of this area is established landscaping
surrounded by a retaining wall. This landscaped area must be paved to create access to the
garage and will be considered new impervious surface, The originally submitted impervious
surface total for the garage/shop, breezeway, and concrete walk was 1790sf, Adding 425sf of
additional impervious surface brings the total to 2215sf Per Edmonds Community Development
Code Chapter 18.30 adding over 2000sf of impervious surface post -1977 requires detention of
storm water.
Please submit 3 copies of revised site plan and 3 copies of a drainage plan for review. Please
find IlandoutE#72 Storm Water Management on our City Website for reference.
