The above referenced project is in the process of plan review for compliance with
Edmonds ordinances and applicable codes. The following comments,
deficiencies/corrections must be addressed prior to completion of plans review and
subsequent issuance of permits.
Provide revised plans and calculations along with a written response to each of the items
listed below to facilitate a shorter back -check time.
SCOPE OF REVIEW
The scope of this review is for the Ordinance, Structural, V&IAQC, and Energy
requirements of this project.
All features were checked only to the extent, Ordinance, V&IAQC, Energy allowed by
the submittals provided. All portions of this project are assumed to meet or will meet
other departmental requirements, conditions and concerns before permit approval.

Sheet 3 Main Floor Plan
1. Please provide a detail of the guardrail on the drawings. IRC 312 and Table 301.5
2. Please specify the required stair illumination on the drawings. R303.6
3. Please specify the required light activation at the top and bottom of the stairs, per
R303.6.1.
4. Note the minimum required finish wall material & height in the shower & bath
areas. R307.2.
5. Please specify that all the penetrations through the garage to house separation wall
shall be protected by filling the opening around the penetrating item with approved
material to resist the free passage of flame and products of combustion. R309.1.2
6. Usable space under stairways shall have the walls and soffits on the enclosed side
protected with a minimum of 1/2 -Gypsum. Please add this to the drawings.

7. All exterior doors shall have a minimum landing specified on the drawings
including the height of the threshold. R311.4.3
8. Please provide a handrail detail. R311.5.6.2.
9. Please add a smoke alarm outside of bedroom 4. Smoke alarms shall be installed
outside each separate sleeping area in the immediate vicinity of the bedrooms.

11. Please specify the hot water tanks shall be strapped to resist lateral displacement as
required per M1307.2.
12. Please provide the required calculations and the equipment sizes for the heating

16. Please clarify how the seismic weight of 133.2 kips was determined in the analysis.
17. Please note on the drawing that the bottom chord for the truss shall be design for a
live load of 20 psf. IBC table 1607.1 R301.5
18. Please note the plate washer shall be a minimum 3" x 3" x 0.229" at all anchor
bolts. R602.11.1. and IBC 2305.3.11

19. Please specify the required post and connections for the support of the 5-1/4X11-
7/8 at bedroom 3.
20. Please specify the required connections and support for the 5-1/4X11-7/16
between bedroom 2 and bedroom 3.
21. Please specify the required post to beam connection of the 6X12 to the supporting
post at the garage wall.
22. Please clarify what the post and the connection of the beam to post at the corner of
the porches. Nothing is specified at this time.
23. Please specify the required post to beam connection of the 6X12 to the supporting
post at the rec room.
24. Please provide a detail at the 5-1/4 X 14 flush framing into the (2) 1-3/4X7-114
LVL. The joist 11-718 appear to bear on the top and the 14" deep will not be able
to bear on it. If this is to be notched, then analysis and details should be provided
to justify.
25. Please specify the required support of the 3-1/2X11-7/8 Flush beam include all
connections.

26. Please specify the required support and connections for the 3-112X14 flush PSL in
the roof -framing plan. It is not clear what will be used in order to check the
connections.
27. Please clarify the beam size at bedroom #2. It is not clear what the depth will be. It
is unreadable.
28. Engineer of Record (EOR), Please specify the required truss anchorage on the
drawings and including the spacing of the trusses. R802.10.5
