The above referenced project is in the process of plan review for compliance with Edmonds ordinances and applicable codes. The following comments, deficiencies/corrections must be addressed prior to completion of plans review and subsequent issuance of permits. Provide revised plans and calculations along with a written response to each of the items listed below to facilitate a shorter back -check time. SCOPE OF REVIEW The scope of this review is for the Structural requirements of this project. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. AUS 1 w W BUILDING LLPT. Page 2 of 4 Plan Review Number 01 EECE#: EDM 08-40(2) Stevenson Addition 2008-0320 STRUCTURAL COMMENTS Sheet 7 Elevations and Deck Plan 1. 6. Please sped the required connection of the 4XI0 beam to the media room wall. The drawings do not show how this will be supported. The connection is not specified. All this is noted (2) 2x6. The connections shall be noted on the drawings. 2. 7. Please specify the required deck joist connections to the main house. Nothing is specified at this time.. The specific hanger for the support of the deck joist is not specified on the drawings. Please note this including the required treatment for in contact with treated lumber. Sheet 2 Lower Floor Plan 3. 12. Please provide a detail at the 6x12 and 4x12 beams intersecting at the post. A detail is required when the beams are different width framing into post. Provide a detail to show complete load path 4. 13. Please provide a detail at the intersections of the 3-1/8X12 and 6X12 post. With the different width a detail is required A different depth beam and just noting A34 will resist the loads is not sufficient. A detail is required to show how this will be installed. Provide a detail on the drawings to show how this will be constructed. This connection is not in the Simpson catalog. Sheet 3 Main Floor Plan 5. 14. Engineer of Record (EOR), the bridge hallway does not meet the minimum diaphragm ratio. With out having positive ties of the bridge there is no way for the horizontal diaphragm forces to be transferred. Please clarify on the drawings how the diaphragm forces will be transferred. A detail should be provided on how the TS strap will be installed at this locations. It is not clear based off the drawing how this will be done. 6. 16. Please submit analysis for the 2x12 @ 16" O/Cat the laundry/powder/kitchen room. It appears based off the span the HF#2 will be overstressed. Submit analysis to justify. The drawings do not reflect the 12" O/C as per the response. Please modify the drawings accordingly. 7. 17. Please sped the required connection of the 5-1/8X12 to the (2) studs located at the kitchen room area. The response states A34 will be used but this is not reflected on the drawings. EOR, please submit analysis for the out ofplane loadingfor the 2x6 spaced @ 16" O/C at the great room area. Based of check analysis it appears the studs will not be able to resist the required design loads. Please modify accordingly. Please clarify how the 12151/84 was determined in the analysis. It is not clear how this was determined. Submit analysis to justify this number. Sheet S 1 lower Floor Structural 9. 19. EOR, please provide a detail far the connection of the (2) 2x supporting the 5- 1/8 glu-lam beam. This beam is at the garage. A positive connection is required at the base for supporting this beam above. R407.3 Sheet S2 Main Floor Structural 10.20. EOR please specify the required connection of the (2) 2x member supporting the 5-1/8X12. In addition, submit an analysis for the studs to support these forces. A detail is required to show how the A34 will be installed to the (2) supporting post. The response states a detail is not required is not valid. This is not shown in the Simpson catalog and it cannot be assume the builder know how this will be installed. Please add a detail as required to transfer the lateral forces. Sheet S3 Upper Floor Structural 11.21. Per definition, the floor system is defined as having discontinuity to the opening below and the stairway locations. The analysis has not dealt with this nor does the drawing show how the horizontal lateral diaphragm forces will be transferred to the vertical resisting elements. This should include the collector elements with the required nailing. Please modify the analysis and drawings accordingly. IBC 2305.2.3 and ASCE table 12.3.1 The TS22 straps should be specified how they are to be attached on the drawings. Please add this information to the drawings. 12.22. The master bedroom and master bath area appears not to meet the minimum diaphragm rations. Please modify accordingly. ASCE table 12.3.1 and IBC 2305.2.3 The response states the single unit and does not have to be considered in the diaphragm rations is not correct. The diaphragm forces have to transfer to the resisting elements and the ratio must be considered. If this was the case you could put a 1 foot wide bridge would be OIC to transfer the forces. The definitions of diaphragm is the following. DIAPHRAGM. A horizontal or sloped system acting to transmit lateral forces to the vertical -resisting elements. When the term "diaphragm" is used, it shall include horizontal bracing systems. Page 4 of 4 Plan Review Number 01 EECE#: EDM 08-40(2) Stevenson Addition 2008-0320 13.23. EOR, please provide a detail for the 4x6 post supporting the 6X12 and the 4x12 beam. With different width beams, a detail is required to show how the design force will be resisted. When different size beams. are farming into the post a detail is required to show how the forces are transferred Please provide a detail how the design forces will be transferred. This should not be left up to the contractor but the drawings should reflect this. Sheet S4 Structural Notes 14.25. Detail 1: Please modify the shear wall schedule to state a single 3 -inch nominal member and not (3) 2x plates. Code requires a single member to be used. IBC 2306.4.1 footnote i. The schedule has not been modified. When there is conflict information on one of the information is not correct this should be corrected. Please modify the drawings accordingly. 15.26. Detail 3: EOR please specify the required axial load the truss manufacture is required to design the truss that is used as the collector. This information is required to be added to the drawings since the trussed is acting as a collector. Please add this information to the drawings. Additional corrections may be required following receipt of corrections and additional information as requested. Your plans are being reviewed concurrently with the Building Department, Fire Department, Zoning Department and Public Works Engineering. Changes, clarifications or additional corrections may be required subsequent to the Building Department plan review when comments are received from the other concerned departments.
