The above referenced project is in the process of plan review for compliance with
Edmonds ordinances and applicable codes. The fallowing comments,
deficiencies/corrections must be addressed prior to completion of plans review and
subsequent issuance of permits.
Provide revised plans and calculations along with a written response to each of the items
listed below to facilitate a shorter back -check time.
SCOPE OF REVIEW
The scope of this review is for the Structural, Ordinance, V&L4QC, Energy requirements
of this project.

All features were checked only to the extent allowed by the submittals provided. All
portions of this project are assumed to meet or will meet other departmental requirements,
conditions and concerns before permit approval.

General
1. 1. Please sped on the drawings the location of the property lines in order to
check the required opening and rating assemblies required. Ais was not specified
on the drawings. The response state the existing retaining wall is the location of
the properties line/lot lines.. But this is only one side for the building. The code
requires all properties/lot lines to be specified on the drawings. IBC 106.1
STRUCTURAL COMMENTS
Sheet A 10 1 Floor Plan
2. d. Engineer of Record (EOR), please clarify the required support of the 3-1/8X9 at
the wall mark triangle 3. All beam to post conceptions should be specified on the
drawings. Please mod6 accordingly. The response state connection is called out
on A102 and A101. But all that is specified is ABA44 and ECCQ3-4SDS2.5. The
column is s tube steel column as noted on the drawings. TS typically stands for
tube steel and this is metal not wood. Please add a detail and clarify how this
connection will work to transfer the design loads.
Sheet A104 Lube Shed
3. 7. South Elevation: Please specify the required dowel into the footing to support
the out of plan design forces. All that is specified is "see sections A/A102. " Section
AIA 102 does not specify the required dowels into the CMU wall. This still has not
been addressed. How far is the dowel going to be embedded into the stem wall.
This should not be left up to the contractor but should be specified on the
drawings. Please modify the drawings accordingly.
4. 8. Please sped the required connections of the shed roof on the drawings.
Nothing. is specified at this time. The response state see Al 04 but this sheet does
not specify how the roof will be attached to the top of the CMU wall. The roof on
this wall must acts as a diaphragm to transfer the lateral loads to this wall. The
only way this will be accomplished is by a positive connection to the top of the
wall. Also the diaphragm connections at the intermediated supports. All that is
noted is provide 3 bolt with 2x2xl/4 plate washer at end of studs. This is not
sufficient as noted on the drawings. This should be clearly specified and detailed
accordingly. In addition, the shed roof diaphragm forces must be transferred and

this also is not specified how this will be accomplished. ASCE 12.14.7.5.1 and
ASCE 12.14.7.5.3
Additional corrections may be required following receipt of corrections and additional
information as requested.
Your plans are being reviewed concurrently with the Building Department, Fire
Department, Zoning Department and Public Works Engineering. Changes, clarifications
or additional corrections may be required subsequent to the Building Department plan
review when comments are received from the other concerned departments.
