Final Report pursuant to RCW 64.55.030 for Building #3 Cladding replacement only
Permit Number: 2008-0845
Applicant: Shibayama Associates, L.L.C., dba Woodway Estates
Morgan Design Group LLC was retained to act as independent third-party building envelope
consulting firm in accordance with the requirements set forth in RCW 64.55.030 to observe and
inspect installation of building enclosure elements during the course of such construction and to
provide a letter of compliance.
Further, Morgan Design Group LLC was retained to provide building enclosure details and
specifications, and, to conduct periodic site visits to ensure that the work carried out conforms to the
building enclosure details and specifications.
We conducted limited number of site visits to observe the work in progress with respect to the
replacement of cladding systems. The purpose of this report is to evaluate, to the extent reasonably
ascertainable, the present condition of the cladding system on Building #3, excluding the chimneys as
they will be observed and reported separately.
Based on our limited examination of the cladding system components, to the extent reasonably
ascertainable and in our professional judgment, the present condition of the building enclosure will not
adversely affect the performance of the buildings and will protect the buildings or their components
from water or moisture intrusion.
This letter does not provide a warranty or guaranty on behalf of the contractor nor does it release the
contractor from its duty and liability for the work performed on this project. It is the contractor’s

responsibility to guaranty the work in accordance with the Washington State Statutes for a period of 6
years. It is the contractor’s responsibility to repair or otherwise compensate the developer and/or
property owner for any and all defects encountered during the warranty period as stated above in a
timely manner. All such repairs and remediation work must be carried out in workmanlike manner.
