Dear Applicant,
I have reviewed the above building permit application for the Planning Division and it was found that the following
information, corrections, or clarifications will need to be addressed before review can continue. If you have any
questions, please do not hesitate to contact me. I look forward to working with you on this project.

Please provide a written response to the items mentioned below…
1.Critical Areas:
This project is near a geologically hazardous area (steep slope) and per file CRA-2004-0149 a
geotechnical report is required for projects proposed within 65’ of the top of a steep slope (50’ buffer from top
of slope + 15’ building setback from the edge of all critical areas). Please submit a geotechnical report that
addresses the criteria in ECDC 23.80.070.A (Development Standards for Erosion & Landslide Hazard Areas).
Please note that even if no buffer is required from the top of the slope, a minimum building setback distance of
15 feet is required pursuant to ECDC 23.40.280. Fortunately, uncovered decks may be permitted within the
critical area building setback area, but a geotechnical report to ensure compliance with the critical areas
ordinance is still required. If you or your geotechnical engineer have any questions about what will satisfy the
critical areas chapter of the code (ECDC 23.40 and 23.80), please contact me – I’d be happy to walk you
through the requirements and standards.
2.Datum Point:
Please confirm with the Building Division (Leif Bjorback, 425.771.0220) if the datum point
chosen will be an acceptable marker. The Height Calculation handout notes that, “The datum point must be a
permanent point of reference. Use the top of a manhole cover, fire hydrant, or street monument…”
