Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to a Permit Coordinator. Portions in italics are taken from the previous plan review. Coversheet 1.Previous item #1. By my calculations, the occupant load of the building exceeds 49, therefore it should be classified as an A3 occupancy, and not a B. The occupant load factor of 15 (not 50, as proposed) must be used for lobbies/waiting areas. This review is using the following values: Lobby (including counter area) 432 sf /15 ` = 29 Storage/Mechanical 747 sf / 300 = 3 Locker Rooms, restrooms, office 1014 sf / 50 = 21 Total OL of building 53 The occupant load may be reduced depending on the area taken by the check in counter at the lobby that is currently not shown. Please show the counter (including an accessible portion, with dimensions for height and width) and revise the OL calculations accordingly. If the OL is not justified at 49 or less the building will be classified as A3, and must be provided with all applicable code requirements for this occupancy, including two required exits. Please show all required exit signs (including at exterior gates), pathway lighting, and exit pathway to a public way. Sheet A-1 2.Previous item #2. Please provide the layout and details for the existing and new fence enclosure of the pool area, including construction of the fence, locations of exits (2 are required), and details of doors, gates and hardware. Show how this meets the requirements of ECDC 19.00.005 C for fences and gates. During a phone conversation with Don Carey, he stated there would be no changes to the fence structure, only removing a section temporarily for access. This is not the case according to the Site Plan. Please clarify whether the site plan is correct. If the fence is to be relocated or added to, we will need construction details. If it is taller than 6 feet, structural calculations will be required. Also, please provide the information requested in previous item #2, as the egress system from the pool area cannot be reviewed until this information is provided. Sheet A-100 3. Previous item #3. Show all door hardware as meeting accessible standards. (Lever or panic hardware) Please show this on the drawings. 4. Previous item #4. Indicate signage for the unisex/family restroom. IBC 1110.1.
