During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can
be found on the plans, and submit revised plans/documents to Theresa Umbaugh, Senior Permit
Coordinator. Thank you.
1.Previous item 1. Provide dimensioned details showing that Restroom 109 is accessible.
Please provide details similar to shell-core drawings sheet A2.3 showing dimensions
and positioning of plumbing fixtures, grab bars and other accessories per ANSI A117.1
sections 603, 604 and 606. Note that accessible water closets require a clear width of 60
inches from the sidewall to the nearest fixture (ANSI A117.1 section 604.3.1), thus the
water closet and lav will not work in the configuration proposed.
2.Previous item 4. Provide occupant load calc breakdown for each tenant space (dining,
storage, kitchen, etc.) based on OL factors in IBC 1004.1.1. This has not been
adequately addressed. Please show the calcs on the plans for each room, using the
applicable occupant load factors (Dining areas= 15, Kitchens= 200, Entry= 5).
Portions of the Dining areas should reflect the fixed seating at booths at 1 person per
each 2 feet of bench seat.
3.Previous item 7. Provide wall construction details, including lateral bracing (ASCE-07
section 13.5.8.1). On the plans it is still unclear which walls are existing shell/core and
which are new. Please indicate this clearly on the floor plan. Also, show on detail 1/A-
13 how the top of wall intersects the floor ceiling assembly above and how the fire rating
of the floor ceiling assembly is maintained. A more elaborate detail is required.
4.Previous item 8. Provide seismic anchoring details for shelving greater than 6 feet
(including the wine dislay if applicable) Please add to detail 2/A-13 to include type and
size of bolts used to anchor to the floor, and include the connection of the of the bracket
to the shelf unit.
5.Previous item 9. On the site plan and architectural plans, outdoor seating is shown on
the adjacent property. Provide an easement for the outdoor seating area and gas line to
the heaters. The response was that the property owner will provide this documentation,
but it has not been provided to the city yet.
6.Previous item 12. On Sheet A3, clarify which walls extend to the underside of the floor
sheathing, particularly at the corridor, storage and the restroom areas. You have shown on
Sheet A2 which walls extend to the floor sheathing. Please provide details for the tops of
these walls, similar to number 3 above, and also provide details for the tops of those
walls not indicated as extending to the floor sheathing.
7.Previous item 4. At tenant space 101, show that door swing from kitchen will not
obstruct exit path. IBC 1005.2. More specifically, add dimensions to the plan to show an
unobstructed exit pathway of at least 37 inches (44 less 7 per 1005.2) @ doors 56 and
104A.
