Project: Basement Remodel

During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can
be found on the plans, and submit revised plans/documents to a Permit Coordinator. Redlining of
the current set of plans is permitted.
1. What is the size and extent of the Header/Beam at the bedroom? The proposed plan shows it
to be unaltered, yet the as -built drawing shows a solid framed wall. Please show on the plans
all the framing that is supported by this beam (ie. Floor joists, point loads, etc). Also indicate
the size of the footing the new 4x4 post is bearing on.
2. Please show smoke alarms in the bedroom and in the vicinity outside the bedroom. These
shall be hard -wired and interconnected. Also, provide smoke alarms in all bedrooms
throughout the house, in hallways serving bedrooms, with a minimum of one smoke alarm
on each floor level. These also shall be hard -wired and interconnected where feasible.

3. Show a handrail at the stairway. R311.5.6.
4. Show a guardrail at the open side of the stairway where the stairs are more than 30 inches
above the floor. R312.1.
5. Please label the Family Room on the plans.
6. Show how the Furnace room receives combustion. air. If the construction of the house or
space consists of unusually tight construction (sealed so tightly that infiltration air is
inadequate for combustion), combustion air shall be obtained from the outdoors per M1702.
In this case the furnace room will need to be fully insulated and door weatherstripped. If the
space is not of unusually tight construction, please show the size and location of combustion
air vents into the furnace room.
