Hi Scott.
Thanks for coming in to the Building Department today. It was a pleasure to talk with you
about your project. I decided I would send you this email just to keep things as clear as
possible. As I said at the counter, my only remaining concern about your drawings is the
beam between the bedrooms. See item number 1 below that is from my previous comment
letter.
1. What is the size and extent of the Header/Beam at the bedroom? The proposed plan
shows it to be unaltered, yet the as -built drawing shows a solid framed wall. Please
show on the plans all the framing that is supported by this beam (le. Floor joists, point
loads, etc)_ Also indicate the size of the footing the new 4x4 post is bearing on.
Assuming there is a full floor load on the beam from the 2x1 O's above, the 4x8 as shown is
seriously undersized if you remove as much wall below it as you are proposing. It may be
necessary to remove some of the basement ceiling to ascertain what loads are actually
bearing on this beam. We also need to make sure that any intermediate post or wall portion
under the beam has an adequate concrete footing below.
