Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to Theresa Umbaugh, Senior Permit Coordinator. Thank you. 1.Please provide details for the walls to be constructed. Since the building is type 5A construction, bearing walls must be 1 hour rated. 2.Will there be a reception counter or reception area seating provided for Suite B? If so, please show these on the plans, including accessible features. 3.Please indicate on the plans that the rated ceiling membrane at recessed light fixtures must be protected by a gyp “tent” or equal to maintain the fire rating. 4.The additional storage room on the second floor requires access to two exits from this space. IBC 1019.1 requires all rooms and spaces within each story be provided with and have access to the minimum number of approved independent exits. Please see below a copy from the IBC Code Commentary. (I will note that in previous discussions with the nd building official, it was determined that the 2 floor would not qualify as a mezzanine.) 5.Suite ‘D’ requires access to two exits from this space. See rationale in #4 above. 6.The door at the top of the stairs entering the S-2 storage room must be 90 minute rated since the stair enclosure is shown on the original building plans as 2 hour. If you choose to revise the original design, the IBC would allow this stairway to be rated at 1 hour which would then require the door to be rated at ¾ hour. 7.Provide a minimum of 18 inches beyond the latch side of 2 doors within Suite C to provide for an accessible approach on the pull side. It may be possible to comply with code if the swings of the doors are changed. ANSI 117.1 Section 404.2.3. 8.Indicate on the plans that door hardware is to be lever type or equivalent and thresholds to be maximum ½” high, typical. Page 2 of 2
