If you have any questions, please do not hesitate to contact me. I look forward to working with you on this project. 1 Please provide a written response to the items mentioned below… 1.Land Use: Please describe, in detail, the proposed “warehouse” businesses: “AutoTech” and “TJ’s”. What do they do? Manufacturing? Internet sales only? How many (approximate) employees for each business at one time on it’s largest shift? Will customers be visiting the property? What kind of storage is proposed, if any? What kind of office use is proposed? I need to know additional business details in order to confirm that the uses are permitted and that there is sufficient parking onsite to accommodate the proposed businesses, pursuant to ECDC 17.50.020.B. 2.Parking Calculations: When this building was reviewed by the Architectural Design Board (ADB-2005-0123), there was a specific warehouse business that was reviewed (a cabinet- making business). The parking ratio was calculated based on the statements by the applicant (taken from the staff report): The proposed number of employees for the warehouse and cabinet making use is three to four. At this point it is assumed that the cabinet making employees will also be retrieving materials from the warehouse, without separate dedicated warehouse employees. Therefore two parking stalls are required for the cabinet- making/warehouse use. The total number of parking stalls required is nine plus 1 Please also redline your plans to reflect any changes – or, if you are submitting new plans, please submit three site plans (one must be reduced size) and two sets of the changed pages of the plans. Page 1 of 2 two or eleven. The applicant is proposing to provide nine surface parking stalls and two parking stalls within the warehouse for a total of 11 parking spaces. At this point, I just need to verify that when all four proposed business uses are combined, they do not exceed the off-street parking. Please respond to item (1), above, so I can re-calculate the parking on site (refer to ECDC 17.50.020.B for details). 3.Business License: (FYI only) Please contact the City Clerk’s office if you have not yet applied for a City of Edmonds Business License. 4.Signage: (FYI only) Will the new businesses be applying for sign permits in the near future?
