I have reviewed the above application for the Planning Division and have found that the following information, corrections, or clarifications will need to be addressed before my review can continue. I look forward to working with you on this project. 1 Please provide a written response to the items mentioned below 1.Parcel Aggregation Required: Lot Line Adjustment application is in for review, thank you… 2.Administrative Design Review Required: In for review – will complete with next round of review as landscaping plan will surely change… 3.Retaining Wall Height: Please confirm that the northern retaining wall will remain under three feet in height as measured from the top of the wall to the original grade. The note on the site plan indicates that the wall height is 3.76’ and the civil plans on sheet C2.1 don’t indicate the height above original grade. Please make this information clear on the site plan. 4.Landscaping Plan Required: Please revise landscape plan for compliance with ECDC 20.13. The addition of new landscaping will alter your site/civil plans – please adjust them 1 Please also redline your plans to reflect any changes – or, if you are submitting new plans, please submit three site plans (one must be reduced size) and two sets of the changed pages of the plans. The landscaping plan consists of mostly shrubs – more trees are required in order to meet the landscaping “types” in ECDC 20.13.030. a.Arborist Report: Please submit the arborist report that outlines the reasons for the tree removal and provides for a replanting plan. Where else on site, besides this northern area, can replacement trees be planted? The arborist report should provide arguments in support of the overall proposed site re-design. b.Right-of-Way: The landscaping plan appears to show tree removal and planting off site within the right-of-way. Required Landscaping must remain on site. If you wish to propose tree removal within the right-of-way, please contact the Public Works Department (Tod Moles, 425.771.0235). c.Type III: “Type III” landscaping is required along the northern property line pursuant to ECDC 20.13.030.C. Please review this section and revise accordingly. Please also make sure that you’re providing enough plantings on site within the property lines. d.Type II: “Type II” landscaping is required along the east and west property lines. No landscaping is shown along the east property line behind the dumpster, and the landscaping along the west property line needs to be brought into conformance with ECDC 20.13.030.B. Additional tree plantings are required the length of the property lines. It looks like you’re intending to provide a row of Portugal Laurel along a portion of the western property line, but additional trees are required as well to meet the definition of “Type II.” e.Type V: ECDC 20.13.030.E.2 requires landscaping islands – is this what you’re proposing along the north building elevation? f.North Elevation: Building walls are to be softened by landscaping per ECDC 20.13.025.A – it doesn’t appear that enough trees are shown.
