During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can
be found on the plans, and submit revised plans/documents to Marie Harrison, Senior Permit
Coordinator. Thank you.
1.Please show the door hardware and access-control system for the restroom doors to show
compliance with IBC 2902.2.2 that states Access to toilets serving multiple tenants
shall be through a common use area and not through an area controlled by the tenant.
The building code addresses the importance of one tenant not having control over (and in
this case not being able to lock the other tenant out of) the toilet room.
2.The minimum clear width required at the water closet is 60 inches from the side wall to
the nearest fixture. Please show this dimension from the side wall to the lav. ANSI
A117.1 section 604.3.
3.Verify whether the wall between the tenant spaces is a one hour wall. If so, please
indicate this on the plans.
Please note that the building code allows the use of the unisex toilet room for occupant loads of up
to 15 (as calculated by IBC Chapter 29). When both tenant spaces have access to the facility, the
occupant load is figured at 19; therefore the presence of the existing restroom in the retail space is
necessary to provide an adequate fixture count for the combined space.
