During review of the subject submittal, it was found that the following information, corrections, or clarifications need to be addressed. Please respond to the following items, so that I can complete my review: 1. Setbacks: The subject property is a flag lot within the RS -8 (Single-family Residential) zone; the setbacks for the property are all side setbacks which pursuant to ECDC 16.20.030 are 7'/z feet in the RS -8 zone. The site plan submitted with the proposal shows the proposed garage site within 6 feet of the northern property boundary. Please adjust the building location and site pian so that the proposed building is at least 7'/z feet from all property lines. 2. Height Calculations: Please include the datum point used for height calculations on the site plan. This datum point will be used during the height check verification at the framing inspection. 3. Tree Removal: The aerial photo of the subject property shows some trees in the location of the proposed garage. Please indicate the location of trees in the vicinity of the project and indicate if any the trees are proposed for removal. 4. Lot Area: Site plans indicate a lot area of 72,600 square feet. City of Edmonds GIS information shows the property having 49,826 square feet. Please verify lot area and adjust lot coverage calculations accordingly. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm.
