During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can
be found on the plans, and submit revised plans/documents to Theresa Umbaugh, Senior Permit
Coordinator. Thank you.
1.Show on the front page the code reference to the IBC, not UBC.
2.Show the Occupancy Classification as A2, not M (IBC 303.1) and the Construction Type
as 5B.
3.Please recalculate the occupant load. Include figures for fixed seating at 1 person per
each 2 feet of bench seat, and 5 square feet per person at the entry/waiting/queue area,
along with the other figures shown. This reviewer finds the OL to be approximately 95.
4.Show dimensions on the plans for all room dimensions, including the hallway. Be sure to
allow for adequate maneuvering clearances at restroom doors per ANSI A117.1 Section
404.2.3.
5.Dimension all restroom facilities and fixtures (i.e., room size, grab bars, toilet locations,
urinals, sinks, mirror, faucet, signage, etc.) to show compliance with accessibility
requirements.
6.The customer service counter must be accessible. Please show the counter height as a
maximum 36 inches. ANSI A117.1 Section 904.3.1.
7.Call out door threshold heights and door hardware style (note accessible hardware is
required and must be easily operated). The 2 required exits must have panic hardware,
with the exception that the main entry may omit the panic hardware if a sign is posted at
the door stating “THIS DOOR TO REMAIN UNLOCKED WHILE BUILDING IS
OCCUPIED”. IBC 1008.1.8.3
8.Show on the plans that the rear exit leads directly to a public way. If there is a gate in the
exit path, it must have panic hardware. IBC 1008.2
9.Please coordinate the references to the kitchen exhaust hood to clarify what type of hood
it is (Type 1 or Type 2). There is apparent conflicting information on sheets KC-0 and
KC-3.
10.Please fill out completely the (attached) Commercial Kitchen Hood Worksheet. This
information is necessary to evaluate code compliance for the exhaust system. If the hood
is a Type 1, show details of how the exhaust duct will be protected for a one hour rating.
11.If the kitchen hood is a Type 1, indicate on the plans a Deferred Submittal for Fire
Suppression System.
12.On Sheet KC-3.2 indicate the size and location of gas piping to the water heater.
13.Modify plumbing drainage plans per review comments by John Lein, for wastewater
pretreatment.
14.Indicate backflow prevention devices where required on plumbing fixtures. Typically,
the following fixtures require backflow prevention devices on potable supply lines as
follows:
a.Ice machine: Air gap or RPBA
b.Ware washer: RPBA
c.Mop sink with hose: Air gap
d.Soda dispenser: RPBA
15. Please provide a copy of the approval letter from Snohomish Health District.
16. Specify the number of on-site parking spaces dedicated to your business; for shared
parking situations provide the entire parking area/lot; show existing (or proposed)
accessible parking spaces (indicate width and length of all parking spaces), show
accessible signage and the travel route from the accessible spaces to the building entry. If
the travel route includes a raised front walk, show a code compliant curb ramp.
16. Please provide a more detailed breakdown of construction costs based on the fair market
value of all materials, equipment and labor.
