I have reviewed the above building permit application for the Planning Division and it was found that the following information, corrections, or clarifications will need to be addressed before the Planning Division review can continue. If you have any questions, please do not hesitate to contact me. I look forward to working with you on this project. 1 Please provide a written response to the items mentioned below… 1.Deck: Please provide some additional clarification on the deck(s). It looks like there is an existing deck along the western side of the property, and it looks like a portion of it will be removed, is this correct? And the site plan shows the “proposed” addition grayed-out – does this area include the new deck, too? Because it looks like it’s connecting to the existing deck (which is not grayed-out, but which protrudes quite a bit further west than the addition. I just need to make sure that (1) the deck meets the minimum 15’ west setback, and if it does not, is it existing? And, what is its height from the ground? Is it under 3 feet? If it is unenclosed, uncovered, and under 3 feet in height, it may project into the western setback up to four feet. Please provide clarification on the deck, which will aide in my review. 2.Setbacks: The western wall of the addition appears to meet setbacks at the base/ground, but then begins to slant west – is this correct? Please clarify. Please revise plans if the top of the wall does not meet setbacks – the top of the wall must also be at least 15 feet from the western property line. Up to 30” of eaves may project into the required setback – do the eaves meet setbacks, or will they need to be reduced in length? 1 Please also redline your plans to reflect any changes – or, if you are submitting new plans, please submit three site plans (one must be reduced size) and two sets of the changed pages of the plans. Page 1 of 2 3.Lot Coverage: It appears that this proposal is hovering right around the maximum 35% lot coverage required in single-family zones. When you respond to question #1, above, please be aware that if the deck is over 3’ in height, it will be included in the lot coverage calculation (total footprint of all buildings or structures must not exceed 35% of lot area).
