2009-0297 Olympic Spine.pdf City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 DATE: June 2, 2009 TO: George Hilt Jorgenson Custom Builders georgehilt@msn.com FROM: Leif Bjorback, Assistant Building Official RE: Plan Check: 2009-0297 & 0298 Project: Olympic Spine Project Address: 22019 Highway 99 During review of the plans for the above noted project, it was found that the following information, clarifications or changes are needed. Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to a Permit Coordinator. 1.The floor plan submitted does not match the layout of the existing space according to City records. There are several significant variances in what is shown to be existing as compared to previously approved layouts. For example, the front lobby is not shown, the X-ray room is shown as a treatment room and the full-sized accessible men’s and women’s rooms in the Olympic space do not appear as they were approved in the plans for permit number 2002-0424. Please verify that the plans reflect the correct layout of the existing space and that the previously permitted work has been completed. You may request to view public documents if needed. 2.Please include code analysis information on the plans including the type of construction, occupant load calculations for both tenant spaces and exit path of travel. 3.Show dimensions on the floor plan for the areas being altered. 4.Please indicate on the plans the location of Exit signs and emergency lighting. IBC 1011.2 and 1006. 5.Please indicate the type of door hardware to be used, particularly at the doors into the restroom/shared lunch room space. Note that these doors must be openable without a key or special knowledge or effort. IBC 1008.1.8 6.Provide details for the suspended ceiling. 7.The alterations require accessibility upgrades per WAC 51.50 (IBC 3409.7). On the plans clearly show that the entire exterior and interior accessible route of travel complies with current code, or provide upgrades per the previously referenced section. If you choose to use exception #1 of that section, provide a letter stamped and signed by the architect (reference the code exception), stating the overall project cost, 20% of the project cost, and list the accessibility upgrades that will be done as part of this permit as well as showing that the total cost of the upgrades is at least 20%.
