Thank you for submitting a building permit application for a at
RS-12
in the zone. I have re-reviewed the above building permit application for the Planning Division
and it was found that the following information, corrections, or clarifications will need to be addressed
before the Planning Division review can continue.Please provide a written response to the items
mentioned below…
1.Deck:
The photos indicate there is a deck and railing at the south side of the building. The site plan
indicates this is a “patio.” No matter what we call it, I need to determine if it meets setbacks, so I’ll
need to know the height of the deck/patio above grade. The minimum “rear” (south) setback in the
RS-12 zone is 25 feet. If the deck/patio is OVER three feet in height above grade, then it will need to
be pulled back in order to meet the required setbacks. I cannot tell the height of the deck/patio from
the photos, plans, or site plan – please clearly indicate this. If the deck/patio is UNDER three feet in
height above grade, then there is a possibility that it may protrude into the required rear setback up to
four feet – which means it would need to be at least 21 feet from the rear south property line. Please
clarify the height of the southern deck/patio. Photos may help me understand as well.
