Project: Foundation Repair
Project Address: 505 Paradise Lane
During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can
be found on the plans, and submit revised plans/documents to Theresa Umbaugh, Senior Permit
Coordinator. Thank you.
1.EOR, please add your signature to the structural calculations.
2.Please provide a letter from Nelson Geotechnical Associates that they have reviewed the final
construction drawings as recommended in their original report.
3.The contractor proposal indicates the removal and replacement of the foundation wall and
footings, however the detail on the plan only shows new pin piles below the existing footing.
Please clarify if new footings and walls are part of the scope of work, and if so, include this in
the structural calculations and on the drawings.
4.On the detail on page 1, please address the following:
a.Indicate the length of the longitudinal rebar shown and show any dowels into the old
footing
b.Add dimensions for the concrete at the pile cap
c.Is the pile truly going to be placed as shown directly under the footing? If not, please
show the correct configuration in the detail.
5.Please provide a detail showing any new connections of the foundation to the framing of the
house. (The proposal describes Simpson plate connectors or foundation anchors.) Verify that
these connections are at least equal to what presently exists.
6.The contractor proposal indicates the installation of a retaining wall. If this is the case, please
provide structural calculations justifying the design and show the location and details of the wall
on the plans. Provide review comments from Nelson for the design, including drainage
considerations.
7.Please show on the site plan the final grading of the site, incorporating the recommendations
from the geotechnical report.
8.Please indicate on the plans the requirement for special inspections for pin pile installation and
welding, if any.
