Project: Foundation repair
Project Address: 8229 188'.St SW
During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can
be found on the plans, and submit revised plans/documents to a Permit Coordinator.
1. Provide engineering requirements for cripple wall sheathing where siding and sheathing has
been removed.
2. Provide a completed city Special Inspection Form signed by the structural engineer who will be
locating the pin pile placement along the foundation wall as required by page (3), under deck
area, of the HWA geotech report, project #2007-000-21 T063
3. Provide a completed city Special Inspection Form for the welding special inspections if either:
a. Any field welding will be performed
b. The fabrication shop is not a registered, approved shop meeting the requirements of
IBC Section 1704.2
4. The pile plan submitted by the contractor indicates the point of refusal for the pin piles as <1" of
penetration in 60 seconds with a 901b jackhammer. The geotech report describes on page 3 the
point of refusal to be <1/2" penetration per minute with a 140" jackhammer. The pile plans
need to meet the minimum standards required by the geotech.
5. Respond to attached City's consulting engineer's comments.
6. Depending on the respose to item (5) above, special inspection and a city Special inspection
form may be required for the pin pile anchorage to the foundation

The above referenced project is in the process of plan review for compliance with
Edmonds ordinances and applicable codes. The following comments,
deficiencies/corrections must be addressed prior to completion of plans review and
subsequent issuance of permits.
Provide revised plans and calculations along with a written response to each of the items
listed below to facilitate a shorter back -check time.
SCOPE OF REVIEW
The scope of this review is for the Structural Only requirements of this project.
All features were checked only to the extent allowed by the submittals provided. All
portions of this project are assumed to meet or will meet other departmental requirements,
conditions and concerns before permit approval.
STRUCTURAL COMMENTS
General
1. Please submit a floor plan showing the directions of the floor member in order to
check the required force the pile are to resist. All that is shown is a schematic floor
plan. There is not enough information to complete the review without this
information's.

2. The submitted information does not provide how the angle bracket is connected to
the concrete stein wall. All that is noted is the 3/4" anchor bolts. Anchor bolts are
cast into concrete but the walls are existing. Please submit the information for the
connections is order to check capacity. Are expansion bolts being used, or epoxy
bolting, etc. Analysis should also be submitted to justify the repair.
Sheet Pile King Bracket
3. Please specify the required weld for the plates. Nothing is specified at this time.
4. EOR, please specify the grade of steel that is going to be used for the steel bracket
in order to check capacity when the floor and roof framing system is submitted.
5. EOR, please specify the required embedment of the 3/a" Anchor bolts for the
bracket attached to the existing stem wall. See general comment.
6. Please note special inspections for the 1/4" Fillet weld of the Pile welding to the
angle bracket.
Sheet Pile King Plan
7. The geotechnical report state double extra strong galvanized pin piles shall be
used. However, the plan state schedule 80, which is not double extra strong as per
AISC. Please modify the plan to clearly state double extra strong as recommended
by the geotechnical report.
Additional corrections may be required following receipt of corrections and
additional information as requested.
Your plans are being reviewed concurrently with the Building Department, Fire
Department, Zoning Department and Public Works Engineering. Changes,
clarifications or additional corrections may be required subsequent to the Building
Department plan review when comments are received from the other concerned
departments.
