Additional information is requested regarding an off-site drainage analysis. It appears from the "Drainage Plan" submitted and from City topographic data that the dispersal path will be in westerly direction. In addition, the "Drainage Plan" shows runoff from the property to the south and the north entering the Fahey property. There is concern, especially in large storm events, that the homes located on Sunset Ave N, directly behind the Fahey's (at 606 & 608 Sunset Ave N) may be the recipients of unwanted stormwater. The City recently got a call from a resident a 342 Sunset Ave N. (600 feet SW of the Fahey's property) regarding water seeping into their basement from the southeast (the direction of 2nd Ave). Please provide a qualitative off-site drainage analysis that discusses any erosion or drainage impacts that may be caused or aggravated by the proposed project. Aggravated means increasing the frequency of occurrences and or severity of an existing problem. Inquire with the neighbors on Sunset Ave N. that are downstream of this project regarding any past flooding or erosion problems on tinier properties. The applicant my also want to consider connecting the site drainage to the City's storm line that traverses the property to the south (601 2nd Ave). It appears that the line is approximate 30 feet from he Fahey's southwest property corner. An easement from the adjacent property owner to the Fahey's would be required prior City approval of the connection, Sincerely, Jerry Shuster, P.E.
