Lee, You are correct, as the entire parcel is designated as "shopp'ng center" then there will not be a change in designation. The fee is not based on occupancy but traffic impact levels for the parcel (see MTF chart on the third page of the Traffic Impact Analysis handout). An ITE rate is established from chart and multiplied by square footage. As the parcel designation has not changed and the square footage of the space you will be occupying hasn't changed then their will be no additional fees required. In this situation, You are only requiired to coirnplete page 1 and page 4 of the handout. live attached a copy of the handout just ill case you do not have one. JoAnne Zulauf: Thank you for your review and detailed instruction for our project, the existing building use as retail shopping center as City of Edmonds approved, the major occupancy is group B. the existing tenant space was used as a market, which was group B occupancy. this tenant space's proposed use also classified as group B occupancy per IBC 305.1.1. (the total occupancy load less then 50) since the occupancy classification will not being changed to the existing use of existing shopping center, do we have to make the traffic impact analysis? can we have the exception based on City 11/4/2.009 Message Page 2 of 2 of Edmonds code or director rule? Under present economical condition, any new business shall be supported by our local government. we are appreciate you considerations on behalf of the business owner. Please let me know if it is possible. thank you for your considerations.
