BLD2010072 Project Proposal:
Edward Jones has submitted a sign application for their business located at 18401 76th Avenue
West, Suite 101. The sign application includes a non -illuminated wall mounted sign, a panel to
be placed on an existing monument sign, and a widow/door sign.

The proposed project requires a Design Review. Projects that remain under the SEPA threshold
are reviewed by staff with the building permit and the design review is considered an
administrative Staff Decision subject to the requirements of ECDC 20.60 (Sign Code) and is a
Type I decision pursuant ECDC 20.01.003.A.
Analysis:
1. Location. The project site is located at 18401 76 1h Avenue West, Suite 101. The site is
zoned BC — Community Business. The comprehensive plan designation for the site is
Neighborhood Commercial.
2. Sign type. Three signs are shown in the application material, a wall sign, monument sign,
and a window sign. All the proposed signs are non -illuminated and permitted sign types in
the Community Business zone, with monuments signs be conditionally permitted. The
monument in this application is an existing sign, and Edwards Jones is only proposing to
replace a panel on the sign.
Size. Sites within the BC zone are permitted I square foot of sign area per lineal foot of wall
containing the main public entrance. Edwards Jones business space has 17.25 lineal feet of
frontage and is therefore permitted a maximum sign area allowed of 17.25 square feet. The
wall sign is 6 square feet, and the panel for the monument sign is 2.625 square feet. Window
signs do not count against total sign area, so Edward Jones proposing 8.625 square feet of
sign, well below the allowable 17.25 square feet.
4. Color. The proposed wall sign color of green background with white lettering is acceptable.
The panel for the monument sign is designed to match other panels on the monument sign
and has a white background with black lettering.

5. Height. Pursuant to ECDC 20.60.030.B, the maximum height of a sign is 14 feet or the
height of the face of the building. The proposed sign will be placed above the entrance
awning to Edward Jones, which below the overall face of the building.
Decision:
Based on the facts and conclusions of this report, staff finds that the design review for this
project (File No. BLD20100072 is APPROVED.

Appeals: Design review decisions by staff under the provisions of ECDC 20.12.030 are only
appealable to the extent that the applicable building permit or development approval is an
appealable decision under the provisions of the ECDC. Design review by staff is not in itself an
appealable decision.
