Detached Shed at 7504 McAleer Way
On behalf of the Planning Division, I have reviewed the above building permit application. During review of the
subject submittal, it was found that the following information, corrections, or clarifications need to be addressed.
Please respond to the following items, so that I can complete my review:
1. Detached shed: The property at 7504 McAleer Way is zoned RS -8 and has a minimum rear setback of 15 feet.
However, ECDC 16.20.050.0 allows the rear setback to be reduced to a minimum of five feet for accessory
buildings less than 600 square feet. In order to meet the 600 square feet requirement for the reduced setback,
the shed in the above referenced permit must be detached from the garage. While the plans show a two inch
gap between the wall of the shed and the garage, the roof of the shed is still connected to the wall of the garage
via a flash and counter flash. In order for the shed to be considered detached, no part of the garage and shed
may touch or be interconnected in any way. Please revise the plans so the shed is detached from the garage,
2. Site Plan: The appears to be a few details missing from the site plan. Please show the location of the rockeries
and fences on the site plan.
