Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to Marie Harrison, Senior Permit Coordinator. Thank you. 1.The occupant load calculated using square footage of the outdoor seating area exceeds 49, therefore requiring 2 exits. The exits shall be separated by at least half the diagonal measurement of the space, and provide a minimum 44 inch wide paved surface to a public way. Please show this on the plans. IBC 1015.1. 2.Provide description of floor elevation changes at the rear exit door from the building. (ie. exterior landing and ramp?) Include dimension of ramp and the slope of the ramp. 3.A step is not allowed at the landing mentioned above. Please provide a guardrail designed to route traffic away from the step. IBC 1003.5 4.At the above mentioned ramp, show on the plans how it meets IBC 1003.5 with either a) handrails according to IBC 1012 or b) floor finish contrasting with adjacent floor finishes. 5.Show on the plan how the sunken landing area is to be drained. 6.It appears (from photos taken) the southeast ramp slope does not meet the ¼” per foot maximum as drawn. Please provide the correct slope on the plan. 7.At the southeast ramp, provide a minimum 5 foot long top landing by the width of the ramp. IBC 1010.6.3 8.Provide handrails with top and bottom extensions (12” in the direction of travel) on both sides of the southeast ramp. IBC 1012.5 9.Please note that in the future, any roof coverings over the trellis are not allowed without prior approval of the building official.
