After reviewing the drawings, we calculated the driveway slope off the alley at subject address to between 16.5% and 18.8%. In addition, due to the topographic restraints and building height limit, it would be impossible to raise the grade of the garage slab enough to keep the driveway slope under 14% and it would also take significant reconstruction of the alley and surrounding properties to bring the driveway grade into compliance. Since the access is serving just two units from a Public street, we have determined it is similar to a driveway, exterior to a garage, serving a duplex ( which is considered as a single family residence) and therefore has a maximum driveway slope of 14 % and waiveable up to 20%. Based on the above determination and site topographic limitations, we hereby grant your request for a driveway slope waiver up to 19%.
