Final inspection report for 6a6 Glen St., Edmonds, WA, townhomes

All inspections performed at the project were based on the builder's
specifications, product manufacturer's specifications, and project plans. All
references made are to the plans and specifications developed specifically
for the Glen St. TownhOlneS.
Inspections were performed on a continuous basis frorn framing stage of
construction through completion of exteriors by The Construction
Consultants for inspection of correct application of exterior inaterials during
the construction process. Areas of potential water intrusion into the building
were of particular concern.
A -final inspection was performed of the entire project for the purpose of
identifying any outstanding items. All work was complete and no
outstanding items existing at final inspection. This report specifically
identifies all areas covered in the inspection process.
Frain'
Atm_ -
Exterior framing sheathing inspected for consistency in application of siding
material.
All area inspected were observed to be completed with no outstanding
correction items.
Windows and sliding doors:
Window and sliding doors inspected for installation per product
manufacturer's and builder's specifications. Windows and sliding door
nailing fin caulked before installation. Windows and sliding doors installed
with nailing to manufacturer's specifications.
All area inspected were observed to be completed with no outstanding
correction items.
Man Doors:
Man doors inspected for installation per builder's specifications. All sill
areas inspected for correct scaling against water intrusion. Doors installed
with flashing detail and sealed at threshold area.
All area inspected were observed to be completed with no outstanding
correction items.
Flashing,
Flexible flashing at windows and doors inspected for correct application per
builder's specifications and product manufacturer's specifications.
Windows and sliding doors flashed with Waterblock flexible flashing staple
on before window and door sets. Self-adhesive flashing piece installed into
sill of windows.
All area inspected were observed to be completed with no outstanding
correction items.
Building paper inspected for correct application per builder's specifications
and building code. Consultations were performed in the field to assure
siding company had a clear understanding of procedure and a consistent
follow through. Fortifiber Jumbo Tex 60 minute paper was installed with
18" to 20" overlaps creating a double layer of papering on the entire wall
area. Paper was installed at inside and outside comers a minimum of 12".
Paper was installed under the bottom flashing piece and over sides of
flashing. An additional piece of self-adhesive flashing was installed at the
sides over the paper and window flange.
All area inspected were observed to be completed with no outstanding
correction items.
Decks:
Deck flashing inspected for correct application of flashing at deck edges to
assure prevention of water intrusion.
Decks inspected for deck surface material application to manufacturer's
specification.
Metal deck flashing installed at deck surface to wall with correct overlaps.
Metal installed consistently along the door and into the door sill.
All area inspected were observed to be completed with no outstanding
correction items.
Sidin
All siding and trim inspected for correct installation per product
manufacturer's and builder's specifications.
Inspections performed for complete application of all siding pieces and trim.
Cedar horizontal siding installed with areas of cedar shakes. Belly bands
installed with metal flashing at top of band.
All area inspected were observed to be completed with no outstanding
correction items.
Roofing flashing:
Roof flashing inspected for correct installation at all required locations
before installation of composition roofing. All flashing at eaves inspected
for correct application by product manufacturer's and builder's
specifications and building code.
All area inspected were observed to be completed with no outstanding
correction items.
Other:
Attached photos represent examples of window flashing material
application, deck metal application, building paper application and siding
application.
All exterior material applications are completed to builder's specifications,
manufacturer's specifications and good building industry standards.
