During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can
be found on the plans, and submit revised plans/documents to Marie Harrison, Senior Permit
Coordinator. Thank you.
Sheet A-1
1. Indicate an accessible path of travel from the accessible parking stall to the entrance, and
from the public sidewalk to the entrance. IBC 1104.1
2. Show on the site plan accessible paths of travel from all accessible means of egress.
3. Show signage details at the accessible parking stall. IBC 1110.1
4. The access aisle for the the accessible parking stall shall extend the full length of the parking
space it serves. ANSI 117.1 section 502.4.4

5. Exterior walls within 10 feet of the property line must be I hour fire -resistive rated. Show on
the plans the extent of these rated walls and provide a listed assembly and details for the
rated walls. IBC 704.5 and Table 602
6. Provide 36 inch wide doors throughout the building. IBC 1008. 1.1
7. Please show Exit signs at the required exits in all classrooms. IBC 1011.1 and Table 1015.1
8. Please show that all exits from the building are accessible. IBC 1105.1
9. Are the appliances and plumbing fixtures in the kitchen existing? Please indicate whether
they are new or existing on the plans.

10. At the new high roof, it is unclear what the framing members are. Detail 1/A-3 shows TH
rafters, where the Roof Framing Plan on A-6 shows P.E. Trusses. Please clarify.
11. Show how the roof rafter/truss spaces are cross ventilated to meet IBC 1203.2.
12. Please show how the parapet braces in detail 1 are weatherized.
13. Please revise detail 1/A-4 to show non-combustible facing on the upper 18 inches of the
parapets, at least at the locations where parapets are required. IBC 704.11.1

14. Please show the roof pitch on the Section view.
15. Please correct the callout references on the Building Section. It appears the references to
1/A-3 and 2/A-3 are not correct.

16. Please specify the connection requirements for all post to beam connections.

17. Please remove the references to the City of Seattle in the 1.1 Codes section.
General
18. Show how ventilation will be provided to satisfy IBC 1203.1.
19. Due to occupant load, fire sprinklers are required. IBC 903.2.2
20. A gas furnace is indicated on the application, but is not shown on the plans. Please show this
on the plans, and indicate whether mechanical will be included in this permit or deferred.
21. Provide completed Lighting Budget Worksheets for Interior and Exterior lighting. See
attached.
22. Complete and provide the Envelope Summary Worksheet for energy, attached.
