During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www ei.ea monds.wa.us by clicking City Government / City

General Comments:
1. Label all property improvements (utilities, access easement, etc) as "existing" or "proposed".
2. Please note on plans "Detention installed with short plat 5-05-38".
3. Reduced size plans must be scaled 1:20, can be paper size 8 %2 x 11 or 8 1/2 x 14.
4. Note surface material of existing private road.
Erosion Control:
1. Please note on all plans "Erosion Control shall be consistent with City of Edmonds Requirements"
2. Please call out catch basin inlet protection for existing catch basin in access road. Reference standard
detail E1.3.
3. Please extend silt fence along full length of west property line. Reference standard detail E1.1.
4. Please replace erosion control details with City of Edmonds Standard Details E1.1, E1.2 and E1.3.
5. Please note on Grading Plan "See attached for temporary erosion control measures details"
6. Please add recommendations 1 through 5 from page 7 of the Associated Earth Sciences Geotechnical
report dated 5/7/2010 to the Grading plans.
Drainage:
1. Provide rim and invert elevations for tightline connection to stub and elevation at connection to house.
2. Call out material, size and length of tightline and footing drain piping.
3. How will runoff for driveway be tied in to the detention system?
4. Footing drains cannot be connected to detention system. Please review the short plat civils for installed
improvements. Civils show a drainage pipe running between the properties 8004 and 8008. This

bypasses the detention system and would be suitable for connection of footing drains. Revise plans
to show drainage pipe and connection of footing drains.
Utilities:
1. Please show power and cable utilities on plan from property line to point of connection to the residence.
2. Add note to plans "All utilities shall be installed underground".
3. Please note on plans whether easements are "public" or "private"
4. Please note whether water meter is proposed or existing.
5. Call out material, size and length of water service line.
6. Please label sewer stub as existing.
7. A 4" side sewer clean out must be installed at the house. Note requirement on plans.
8. Call out sewer pipe material, size and length of pipe. Please provide invert elevations at cleanout and
stub.
Incomplete Subdivision Site improvements deferred to residential permit:
1. A cluster mailbox must be installed per Postmaster requirements. Show location on plans.
2. Signage installation requirements per short plat.
a) "Access Road Ends" sign per City of Edmonds standard detail E8.4.
b) Fire and Address sign per City of Edmonds standard detail E8.3.
