During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can
be found on the plans, and submit revised plans/documents to Marie Harrison, Senior Permit
Coordinator. You may instead choose to add changes to the plan sets previously submitted by
coming in to our office. Thank you.
1.Please indicate that all framing members exposed to weather are pressure treated. IRC
R317.1.3
2.Indicate fasteners for PT wood shall be hot dipped galvanized or equivalent. All metal
connectors in contact with PT wood must be galvanized to G1.85. R317.3
3.Are the existing joists cantilevered from within the house? If they are not pressure treated,
they may not be altered in any way without replacing them. If this is the case, and they are
removed, please provide a new detail for attaching the decks to the house.
4.What are the size and spacing of the fasteners connecting the sistered joists? Again, this will
only pertain if the existing joists are pressure treated.
5.At the smaller deck, there is insufficient backspan to support the proposed 4 foot cantilever.
A 2 to 1 backspan is required. Please revise the plan accordingly. R502.3.3
6.Please provide framing plans (or at least floor plans) for both floor levels of decks. It is not
clear what the proposed configurations are for both levels, and how they factor into the
figure of 420 square feet as given on the permit application. Please describe more
specifically the scope of work proposed.
