Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to a Permit Coordinator. 1. Stairs: a. Identify stair stringer material and spacing. b. The stringers appear to be over spanned. Show the location and identify the mid - span beam to shorten the span, if need be. c. Provide connection hardware for the stair stringers to the rim joist or beam, e.g. Simpson L70 or LSSU28, or equivalent. 2. If the existing 4x10 cantilevered joist are to remain there can be no existing dry -rot. Provide an existing joist plan, including the back span (portion of the joists extending back into the building which allows the cantilever). 3. How can there be a ledger as proposed, if the existing cantilevered joists remain. It appears that there would only be room for blocking between the existing joists. 4. The cantilevered 4x10 joists supporting the existing roof do not meet current code. Due to the proposed enlargement of the deck, the entire deck will need to be brought up to minimum code standards. The minimum size for the beams supporting the roof structure with an approximate 1,380 pound point load at 7' will need to be: a. (4) 2x10 #2 PT Hemfir sistered together with 16d @8" oc, or b. 6x10 #1 PT Hemfir, or C. 6x 12 #2 Hemfir, or d. Provide beam calculations. e. Indicate how the beams will be attached or inset into the house framing to transfer the loads to concrete. f. Provide hardware connections for beams and columns. Provide lateral bracing details. Two options would be: a. knee bracing with 4x4s lagged into the post and beam b. Diagonal 2x4 bracing nailed to the underside of the deck joists with (2) 16d nails at each joist and into the ledger. 6. Provide a ledger flashing detail. 7. Provide a note stating that all fasteners in contact with pressure preservative treated lumber will be hot dipped galvanized or stainless steel. 8. Indicate the material and size of the required landing at the bottom of the stairs. 9. Provide guard and handrail details, including posts, connections, pressure blocking to stiffen posts, etc... 10. Provide rotation blocking at the new 4x10 beam between the joists. 11. The new footings will need to be embedded 18" below grade for frost protection.
