2010-0654 O'Reilly Auto Parts.pdf City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 DATE: February 22, 2011 TO: Jessica Iverson Email: jiverson@cmarch.com FROM: Leif Bjorback, Assistant Building Official RE: Plan Check: 2010-0654 Project: O’Reilly Auto Parts Project Address: 23005 Highway 99 During review of the plans for the above noted project, it was found that the following information, clarifications or changes are needed. Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to Theresa Umbaugh, Senior Permit Coordinator. Thank you. 1.Required special inspections have been identified for the project. They will include soils inspections by the geotechnical engineer as well as structural special inspections for concrete, steel and highs bolting. Please fill out, sign and return the attached special inspection agreement forms (one for each agency). 2.It is unclear on the plans whether the envelope design meets the criteria of the (2006) Washington State Energy Code. Please complete the attached Envelope Summary form to show either a prescriptive approach or a component performance approach, as outlined in chapter 13 of the WSEC. Verify that insulation notes and details on the plans accurately reflect the envelope design requirements, and make any changes necessary. For example, prescriptive minimums include wall insulation at R-19 (not R-13 as shown) and slab insulation at R-10 (which is typically 2 inches thick instead of 1½ inches). 3.Suspended ceilings with areas exceeding 2500 square feet are required to incorporate a seismic separation joint or a a full height wall partition that breaks up the area. Please show on the plans how this will be accomplished. For more information please refer to Field Technical Document 401 as found at the NW Wall and Ceiling Bureau wesite www.nwcb.org.
