Roofing Replacement
Dear Dennis,
On behalf of the Association this letter confirms that your proposal of July 23, 2010 for the sum
of $92,796.00 for the roof replacement on the 8503 Bowdoin Way building in Edmonds,
Washington has been accepted and you may proceed with the organization of work and ordering
of materials. This cost represents the $1,70.0.00 deduction from $94,496 for reuse of all coping
metal. Contract documents include in addition to this award letter, the specifications and
drawings as prepared by Roof Engineering Technologies dated July 8, 2010. However, you are
to do no actual physical work on the site until we have received your certificate of insurance
form and product submittals, as required by the specifications. After these have been received,
and found acceptable, we will then authorize you to start work in accordance with the terms of
the contract documents.
Please contact this office to arrange a preconstruction meeting at the site. A contract is being
made now and will be sent to you for signatures soon.

Permit Submittal Requirements,,,
PERMIT REQUIRED: A permit is required for replacement, adding a layer, or tear off for new roof
coverings. For example, shake roofing removal and new composition roofing
installed, or adding an additional layer of composition roofing to an existing
composition roof or hot mopping an existing asphalt roof.

FEE: Single Family: Flat fee for straight removal and replacement of roof material.
When structural changes are required (including replacement of sheathing)
the fee is based on a licensed contractor's bid. Please refer to City fee
schedules
Commercial/Multifamily: Fee is based valuation. Provide licensed
contractor's bid. Please refer to City fee schedules
SUBMITTAL REQUIREMENTS:
1. Permit Application Form. A (indicate the existing and proposed roofing material i.e.: wood shake, composition,
tile, etc.) and the number of existing layers.
2. When installing a heavier weight roofing material than what is existing (example, wood shake to tile) provide the
manufacturer's specifications, weight per square and a roof framing plan.
3. When framing members (sheathing, rafters, trusses) are added or replaced, submit a roof framing plan.
4. When insulation is being removed, replaced or added, indicate the existing and proposed R -value of insulation.
NOTE: the State Energy Code requires that when exterior cavities are exposed they must be insulated to the
maximum extent possible.
5. Edmonds is located in seismic design category D2 which does not allow spaced or skip sheathing (IRC 803.1).
Existing roofs with skip or spaced sheathing must be solidly sheathed in accordance with Table R803.1 (i.e.
minimum 1/2" plywood or 7/16" OSB where roof members are spaced 24"o.c.) or provide structural calculations
stamped and signed by a Washington State Licensed Professional Engineer justifying the spaced sheathing.
6. For Commercial or Multifamily Projects: Provide all of the above (when applicable) including:
a. Existing and proposed color of roofing material and roofing covering classification. NOTE: A change in
color must receive Design Board approval or Planning staff waiver. (See Hondout #P7)
b. If roof mounted mechanical equipment will also be replaced or relocated, a separate mechanical permit is
required. (See Handout #B52) Note, a condition of permit approval can be the screening of existing and
replaced roof mounted equipment.

INSPECTION REQUIREMENTS:
When structural framing members are replaced an inspection is required prior to cover. For inspection of exterior
sheathing, contact the City Building Inspector at 425-771-0220 extension 1333 to coordinate inspections before
starting the job.
