2010-0949 Retina Eye Care.pdf City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 DATE: December 28, 2010 TO: Daniel Policiuc A&D Construction Services Danielpoliciuc@hotmail.com FROM: Leif Bjorback, Assistant Building Official RE: Plan Check: 2010-0949 Project: Retina Eye Care th Project Address: 21616 76 Ave W #104 During review of the plans for the above noted project, it was found that the following information, clarifications or changes are needed. Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to Linda Thornquist, Permit Coordinator. Thank you. 1.Washington State law requires that permit documents prepared by an architect be stamped and signed by the architect. It appears that these drawings have been prepared by Connell Design, and they should be stamped and signed. 2.On the Site Plan, the scope of the note “Contract This Area” is unclear. The arrow seems to point to the clouded area which includes a note regarding the addition of new HC parking signage. If this is not the scope, please remove references to the parking alterations including the cloud and the accessible sign detail. 3.Alterations to a building, in particular the removal of the accessible restroom, may not reduce the the accessibility of the building. An exception would be to provide floor plans showing access from the suite to accessible restrooms within the building to show that the existing building still complies with the code. IBC 3411.3 4.The alterations require accessibility upgrades per WAC 51.50 (IBC 3411.7). On the plans clearly show that the entire exterior and interior accessible route of travel complies with current code, or provide upgrades per the previously referenced section. If you choose to use exception #1 of that section, provide a letter stamped and signed by the architect (reference the code exception), stating the overall project cost, 20% of the project cost, and list the accessibility upgrades that will be done as part of this permit as well as showing that the total cost of the upgrades is at least 20%. 5.Please provide a detail showing accessible hardware for the sliding doors at rooms 110 and 111, and add a note that all door hardware is to be lever style or otherwise code compliant.
