During the review for the proposed project, it was found that the following information, corrections, or
clarifications will need to be addressed. Please resubmit 3 copies of the revised civil drawings and
associated documents with a written response to each item. Please contact me at 425-771-0220 or by e-

Site Plan:
1. Clearly show all access and utility easements.
2. Please review Building Handout #1357 for requirements for site plan. Please resubmit a completed site plan.
3. Note on site plan: "If water line and sewer line exposed when replacing deck footings, water/sewer
separation shall be verified to meet acceptable vertical separation of 2 ft with sewer placed below water line. If
separation is not met water line shall be sleeved with PVC 20 ft centered on point of intersection."
TESC Plan Sheet C2.1:
1. Please add note to plan "All disturbed areas on and off site shall be compost amended to meet requirements
of BMP T5.13 in the Stormwater Manual, Vol V, Chapter 5.
2. Add catch basin protection to all cbs on and off site that may receive run off and/or sediment. Please add
standard detail consistent with City of Edmonds E1.3.
3. Show area to be used as access to the northern area of construction or note on plans "All construction
vehicles and machinery shall remain on paved areas." Provide stabilized rock consistent with City of Edmonds
standard detail E1.2 to any areas necessary. Add detail to plan.
4. Indicate area of disturbance on plan.
5. Please show proposed addition on plan.
6. Show area of temporary stockpile.
Stormwater and Grading Plan Sheet C3.1:
1. Please note slope on driveway accessing the garage. Note existing and proposed elevations of garage
entrance.

Please note: Edmonds Community Development Code (ECDC) was updated June 1, 2010. Engineering
Handout #E72 reflects these changes...
1. The project needs to be classified per Edmonds Community Development Code (ECDC) Chapter 18.30.
Once classified, please demonstrate how project will comply with the applicable minimum requirements for the
specific classification and provide all submittal requirements for review.
For project classification information, please see Stormwater Handout E72. Complete worksheet and
return with resubmittal.
For more information about the specific minimum requirements see ECDC Chapter 18.30 and the
Stormwater Supplement.
All Handouts, ECDC code and the Stormwater Supplement are available on the City website at

2. Impervious Surface Calculations are required on the site plan and the stormwater drainage plan. Please
provide on plans in the format used in the worksheet.
3. Infiltration cannot be used in the Earth Subsidence Landslide Hazard Area, please revise detail of storm
extension.
4. Is any additional run-off being collected in the area of the proposed extension of the storm drain?
5. Please add labels calling out the existing or proposed material beneath the decks.
