BLD20100972 Project Proposal:
The business located in 180 West Dayton Street, Suite 101, is changing its name to Blue Collar
Doghouse and applying for a new, non -illuminated, wall mounted sign reflecting the name
change.

The proposed project requires a Design Review. Projects that remain under the SEPA threshold
are reviewed by staff with the building permit and the design review is considered an
administrative Staff Decision subject to the requirements of ECDC 20.60 (Sign Code) and is a
Type I decision pursuant ECDC 20.01.003.A.
Analysis:
1. Location. The project site is located at 180 West Dayton St, Suite 101. The site is zoned
CG — General Commercial through a contact rezone (R-1979-4); however, conditions of the
contract rezone state that signs will be subject to the requirements of the BC zone. The
comprehensive plan designation for the site is Downtown Master Plan and is located in the
Downtown/Waterfront Activity Center overlay.
2. Sign type. The proposed sign is a non -illuminated wall mounted sign, which is a permitted
sing type in the Downtown/Waterfront Activity Center.
3. Size. Sites within the BC zone are permitted 1 square foot of sign area per lineal foot of wall
containing the main public entrance. The Blue Collar Doghouse business space has 60 lineal
feet of frontage and is therefore permitted a maximum sign area allowed of 60 square feet.
The proposed wall sign is 54 square feet and compliant with the size requirements.
4. Color. The proposed wall sign color of black background with blue and white lettering is
acceptable.
5. Height. Pursuant to ECDC 20.60.030.B, the maximum height of a sign is 14 feet or the
height of the face of the building. The proposed sign will be placed within the recessed
opening of the business, which is approximately 12 feet high. The sign will be placed below
14 feet and is compliant with the height limits for wall mounted signs.

Decision:
Based on the facts and conclusions of this report, staff finds that the design review for this
project (File No. BLD20100972) is APPROVED.
I have reviewed the application for compliance with the Edmonds Community Development
Code.

appealable to the extent that the applicable building permit or development approval is an
