STAFF FINDINGS AND CONCLUSIONS:
A. Description of the Subject Property -and Surround-Ing Area
The subject property contains approximately 21,000.sq.
ft.. There is an existing residence located in the
southwestern corner of site. The site is relatively
level. There are some large. evergreen tree s located on
the property.
The applicant is proposing to subdivide the property into
three lots and then construct a duplex on each lot.
Surrounding developTe-nt is single family to the west, east,
and south. to the north is.mutiple family develoFrnent.
