Gallaghers' Where U Brew is moving into the site located at 180 West Dayton Street, Suite 105
and is applying for a new, non -illuminated, wall mounted sign.

The proposed project requires a Design Review. Projects that remain under the SEPA threshold
are reviewed by staff with the building permit and the design review is considered an
administrative Staff Decision subject to the requirements of ECDC 20.60 (Sign Code) and is a
Type I decision pursuant ECDC 20.01.003.A.
Analysis:
Location. The project site is located at 180 West Dayton St, Suite 105. The site is zoned
CG — General Commercial through a contact rezone (R-1979-4); however, conditions of the
contract rezone state that signs will be subject to the requirements of the BC zone. The
comprehensive plan designation for the site is Downtown Master Plan and is located in the
Downtown/Waterfront Activity Center overlay.
2. Sign type. The proposed sign is a non -illuminated wall mounted sign, which is a permitted
sing type in the Downtown/Waterfront Activity Center.
3. Size. Sites within the BC zone are permitted 1 square foot of sign area per lineal foot of wall
containing the main public entrance. Gallaghers' business space has 55 lineal feet of
frontage and is therefore permitted a maximum sign area allowed of 55 square feet. The
proposed wall sign is 26.2 square feet and compliant with the size requirements.
4. Color. The sign is composed of two parts. Gallaghers' is spelled out with gold letters with
blue highlights. Under Gallaghers' is a gold ribbon with Where U Brew spelled out in white
letters. The proposed colors are acceptable.
5. Height. Pursuant to ECDC 20.60.030.B, the maximum height of a sign is 14 feet or the
height of the face of the building. The proposed sign will be placed above the business
located on the first floor and well below the face of the building which is compliant with the
height limits for wall mounted signs.

Based on the facts and conclusions of this report, staff finds that the design review for this
project (File No. BLD20100992) is APPROVED.

Appeals: Design review decisions by staff under the provisions of ECDC 20.12.030 are only
appealable to the extent that the applicable building permit or development approval is an
appealable decision under the provisions of the ECDC. Design review by staff is not in itself an
appealable decision.
