During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can
be found on the plans, and submit revised plans/documents to Theresa Umbaugh, Senior Permit
Coordinator. This review includes structural and non-structural.
Non-structural
1.Please note the Electrical Department Contact listed on sheet G-CS is the Washington State
Department of Labor and Industries, not Leonard Yarberry. This item may be redlined on the
current submittal if you wish.
2.Please submit the proper energy compliance forms for the 2009 Energy Code. These include
the Interior and Exterior Lighting Summary forms; Energy Metering; and either the Building
Envelope form or the Table 13-1 worksheet from the 2009 WSEC. All of these forms and
code text are available on www.neec.net. Provide all applicable information on the plans,
such as wall and roof insulation, slab perimeter insulation, vapor barriers, U values for
windows, etc.
3.On sheet A-0.54 change the reference for R19 wall insulation to R21 (assuming a
prescriptive approach to envelope energy compliance is used.)
4.On sheet A-1.1 symbols 2.4 and 2.5 seem to be mis-applied.
5.Detail 13/G-ADA-1.2 shows an exterior ramp on the north side of the building. The
minimum length of the top and bottom landings must be 60 inches in direction of ramp
travel. Also, provide adequate space for the adjacent handrails to extend at the top and
bottom without projecting into the required walkways. (See detail 12 on this same page for
correct configurations.) IBC 1010.6.3
6.Attached are Special Inspection Agreement forms for Soils and for Structural. Please obtain
all applicable signatures and return forms for city review.
Structural
7.EOR, both the calculations and the plans indicate use of the 2006 IBC. Please show that the
structure is designed under the 2009 IBC and make all necessary changes to the project
documents to show this.
8.Provide a design analysis for the grade beams and the pile foundation.
9.Provide the missing information for reinforcing in the Pile Footing Schedule on sheet S-1.3.
10.Provide calculations for the (3) roof glulams on gridlines 7, I and J.
11.Detail 104 shows a connection of the slab to the existing foundation wall. On the foundation
plan this detail is also called out as typical in the new foundation sections, however it is
unclear if it actually applies to the new sections, since detail 103 does not show the same
connection to the slab. Please clarify how these 2 details apply.
12.The shearwall calculations show the use of ½ inch plywood; however the shearwall table on
the plans shows 3/8 inch plywood. Please justify the use of the thinner plywood, or
otherwise clarify the design.
Mechanical
13.Please provide structural calculations and details for the seismic attachments of the (4)
rooftop air handlers, as they exceed 400 pounds. Include attachments for curb-to-roof as well
as unit-to-curb.
Plumbing
14.Please provide gas piping plans and calculations.
