2011-0221 OV Montessori.pdf City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 DATE: April 8, 2011 TO: Kathleen Graham grahamclan@comcast.net FROM: Leif Bjorback, Assistant Building Official RE: Plan Check: 2011-0221 Project: Olympic View Montessori Expansion th Project Address: 18530 76 Ave W During review of the plans for the above noted project, it was found that the following information, clarifications or changes are needed. Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to Theresa Umbaugh, Senior Permit Coordinator. Thank you. 1.The floor plan indicates it is drawn at a scale of ¼ inch per foot, however this scale is not correct. Please adjust the drawing or the referenced scale accordingly. 2.Square footage areas for several rooms do not appear to be accurate, according to dimensions shown on the plans. Please revise the square foot figures given for the classrooms, the office and the indoor storage area on the floor plan and in the occupant load table. Areas occupied by restrooms, kitchenette or entry need not be figured into the occupant load. 3.Please revise the occupant load calculations according to the revised square footage. 4.Indicate which doors are existing and which are new. It appears that several existing doors are marked as new. 5.The sliding pocket door between the classrooms is not allowed per code. If this door were to be installed as a side hinged swinging door at that location, it would satisfy the requirement for the second exit from the north classroom. Thus, the newly proposed door into the north hallway from the north classroom would not be necessary. IBC 1008.1.2 a.Further, the egress route from this north hallway travels through a storage room to the exit door, which is not allowed. Please delete the Exit sign from this door. IBC 1014.2 b.Show an Exit sign in the north classroom at the door to the south classroom. IBC 1011.1 c.Also, please note the door between the classrooms shall be readily openable from the north classroom without the use of a key or special knowledge or effort. IBC 1008.1.9 6.Is the floor level in the north hallway the same as that of the north classroom? If not, and assuming the new door will be cut into the wall, please indicate a ramp in the hallway, as well as a top landing, and handrails on both sides of the ramp. Provide dimensions for all of these elements.
