Shannon,
1 am reviewing the submission for the Humann driveway, garage and deck. I wanted to clarify a couple of points so I can
complete my review. The Site Classification Worksheet is not reflecting the same information as the impervious surface
information on the site plan.
1) The 918 sf concrete pad is not included in the existing impervious surface calculations and a year of construction was
not noted on the plans.
Was it constructed after 71111977?
2) Will the concrete pad be replaced in the same footprint?
3) Is the deck addition (120 sf) being built over existing (to be replaced) driveway? Could we say that the driveway will be
replaced in full but the deck will now
hang over about 120 sf of it?
4) Will the driveway be replaced in the same footprint of the existing driveway?
5) If none of the above, then the current proposed replacement of 457sf of driveway does not match the plans which show
the dimensions of the area
as 24 ft x 20 ft 7 in. These dimensions would create approximately 494 sf. Please revise plans accordingly.
6) Is the 100 sf of deck and stair addition on the west side of the garage going to create impervious surface? If the
construction is slatted wood without a slab
or gravel under it then it is not considered impervious surface. Otherwise the area needs to be added to the "new"
impervious surface calculation on the
worksheet. This area also needs to be added to the "proposed" area.
I am just trying to confirm that the entire 1056 sf (indicated on the worksheet) has to be counted towards the 2000 sf
threshold for this project. if in the future the homeowner decides to make any other changes, there will be only 944sf of
impervious left before they are required to install stormwater mitigation. The stormwater mitigation will have to be sized to
meet the drainage of the 2000sf plus any additional they add on top of that.
