During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can
be found on the plans, and submit revised plans/documents to Linda Thornquist, Permit
Coordinator. Thank you.
1.EOR, please justify the use of the MASA anchors to resist shear loads from the floor system
(rim joist) to the mudsill to the foundation. It appears that there is an incomplete load path
between the rim joist and the mudsill. An engineer at Simpson verified that the tabular
design values for the anchor apply only to the mudsill and not the rim joist. Please provide
calculations and modified details to address this issue.
2.On detail M/S-202, the note states Anchor Bolt at Holddown By Others. This is a
necessary element to include on the foundation drawings. Please provide a complete detail of
the holddowns and associated anchor bolts.
3.On detail H/S-202, the note states Pony Walls per K/S-201. Detail K/S-201 is not a typical
detail, while J/S-201 seems to be more applicable. Please clarify the references to these
details.
4.Please provide the size and location of the crawl space access. IBC 1209.1
5.Provide on the drawings the locations and overall area of foundation vent openings. IBC
1203.3
6.Provide a minimum 6 mil black visqueen vapor barrier in the crawl space. WSEC 1313.5
7.Please list on the plans all separate permits that will be needed for the project, such as
plumbing, side sewer, water meter, fire sprinkler, fire alarm, etc.
8.Sheet G-000 indicates that an L&I drawing set is to be submitted to the City for reference.
Please provide this set for nominal review and coordination with state reviewers.
9.Prior to permit issuance, the City will need verification of project review and approval by the
Washington State Department of L&I.
10.Please complete and return the attached special inspection agreement forms. There is one
each for soils and structural.
