ORDINANCE NO. 2351
AN ORDINANCE OF THE CITY OF EDMONDS, WASH-
INGTON, ANNEXING CERTAIN REAL PROPERTY TO
SAID CITY PURSUANT TO THE PETITION METHOD,
ESTABLISHING ZONING CLASSIFICATIONS AND
FIXING THE EFFECTIVE DATE OF ANNEXATION.
WHEREAS, the City of Edmonds, Washington, received a
Petition for annexation of certain real property, the legal
description of which is set forth below, and
WHEREAS, the City Council fixed the date of
February 1, 1983, as the date for public hearing thereon, and
caused due and proper notice of said hearing to be posted and
published, and
WHEREAS, said proposed annexation was submitted to
the Snohomish County Boundary Review Board and said Board has
declined to invoke its jurisdiction, and
WHEREAS, the City Council has determined to require
the property to assume the existing indebtedness of the City,
and
WHEREAS, the Planning Board held a public hearing on
August 11, 1982, after due and proper notice thereof, to
consider the appropriate zone classification of the property,
and
WHEREAS, the City Council finds that the proposed
annexation will have no significant adverse environmental
impacts, now, therefore,
THE CITY COUNCIL OF THE CITY OF EDMONDS, WASHINGTON,
DO ORDAIN AS FOLLOWS:
Section 1. There has been filed with the City
Council of the City of Edmonds, Washington, a petition in
writing, signed by the owners of more than seventy-five
percent (75%) in value, according to the assessed valuation
for general taxation of the property for which annexation was
petitioned; that said Petition set forth a legal description
of said real property; and said Petition was accompanied by a
plat or drawing, outlining the boundaries of property sought
to be annexed; that said petition set forth the fact that the
City Council required the assumption of City indebtedness by
the area requested to be annexed; that the City Council
required simultaneous zoning; and that prior to the filing of
said Petition the City Council indicated the tentative
approval of such annexation.
Section 2. Tuesday, February 1, 1983, was set as
the date for public hearing on said Petition; notice of such
hearing was published in the Western Sun edition of the
Everett Herald, a newspaper of general circulation in the
City of Edmonds; notice of such hearing was also posted in
three places within the territory proposed for annexation;
said notice specified the time and place for such hearing and

invited persons interested to appear and voice approval or
disapproval of the annexation.
Section 3. The territory proposed by said Petition
to be annexed to the City of Edmonds is situate in Snohomish
County, Washington, is contiguous, proximate and adjacent to
the present corporate limits of said City, and is more par-
ticularly described in Exhibit A, attached hereto and incor-
porated in full by this reference.
Section 4. The territory set forth in this ordi-
nance and for which said Petition for annexation is filed,
should be and is hereby made a part of the City of Edmonds.
Pursuant to the Petition for annexation, the area so
amended shall be assessed and taxed at the same rate and on
the same basis as property within the City for any now out-
standing indebtedness of said city, including assessments or
taxes in payment of any bonds issued or debts contracted
prior to or existing at the date of annexation.
Section 5. The territory set forth in this ordi-
nance and for which said Petition for annexation is filed, is
hereby classified for General Commercial uses as defined and
permitted by the zoning ordinances of the City of Edmonds.

Section 6. The area annexed hereby shall become a
part of the City of Edmonds, and this ordinance shall take
effect and be in force on the 7th day of February, 1983.

Beginning at a point on the southerly right-of-way
boundary of 212th St. S.W., 35.00 feet west of the east
line of Lot 6, Solner's Five Acre Tracts, according to
the plat thereof recorded in Volume 7 of Plats, Page 25,
Records of Snohomish County, Washington.
Thence S89052'54" east along said southerly right-
of-way boundary 217.94 feet to the centerline of Primary
State Highway No. 1.
Thence S25012'06" west along said centerline 179.22
feet to the intersection with a line that is 162.33 south
of and parallel to the southerly right-of-way boundary of
said 212th St. S.W.
Thence N8905254" west 140.12 feet along said line to
a point which lies 35.00 west of the east line of said Lot
6.
Thence NO031'44" west 162.33 feet to the point of be-
ginning.
