During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can
be found on the plans, and submit revised plans/documents to a Permit Coordinator.
1. Provide a note or detail for the gable end walls at the scissor vaults to show frill height studs
(rake wall) to either the ceiling height with braces back to the roof diaphragm, or to the roof
sheathing.
2. The foundation drainage washed rock should be wrapped in filter fabric.
3. Provide a pan under the water heater and drain to exterior due to the location over a wood floor.
4. The laundry room with the continuous run whole house fan will require make-up air to the
room. This can be accomplished though louvers in the wall or door, or even a "jumper duct" in
the ceiling from utility room to hall. Identify method to be used.
5. Engineer of record:
a. The master bedroom window is called out to be 4 feet in height on the architectural
sheets, but sheet S2 identifies 2 feet as the maximum. Clarify if this is a typo, and
change whichever- sheet is incorrect.
b. Due to some apparently large gravity loads, provide a limited gravity analysis for the
beams and point loads with large loads, to corroborate the beam calcs submitted by
Design Lines, Inc.
c. Provide a foundation design including rebar and connection requirements. The
architectural plans do not include the size and rebar requirements for the "48"
kitchen/nook footing with an almost 20k point load, nor the rebar requirements for
the footings and foundation which potentially include 5 feet of unbalanced backfill.
d. Call out detail CS/S2 at the splice at the intersection of the GLB and the collector
joists at the powder roam.
